The ground floor reception rooms and linked areas comprise the following: The Drawing Room A large, light and airy room with a big open fire, oak flooring from the estate woodland, and tasteful furnishings, with plenty of comfortable seating and garden and parkland views. The Snug A large but cosy room with two large sofas (one of which is a sofa bed) and two armchairs, a chest containing various board games, an electric wood burning stove, a wall mounted 55 inch Smart television and patio doors to the garden. There is a spacious wet room next to the Snug, ideal if anyone in the group requires ground floor sleeping accommodation. The wet room has underfloor heating, shower, wash basin, WC and heated towel rail. The Alcove If you need to catch up on some emails, outside the Snug is a useful study area with a desk and chair, along with a house safe in the adjoining cupboard.

Dining Room The extensive dining room adjoins the drawing room (two steps down) and has a large dining table and seating for all guests, a large fireplace with an electric wood burning stove and a reading nook with estate views. Kitchen The large kitchen has underfloor heating, a 6- element induction hob, double electric ovens, microwave, large larder fridge, two dishwashers, double Belfast ceramic sink, kitchen island/breakfast bar with three bar stools. Wine rack with seating above and views over the gardens. DeLonghi Espresso and Cappuchino coffee machine. The adjoining Utility Room has an American style fridge/freezer including ice and water dispensers, under counter freezer, two wine fridges, bespoke wine racks, a washing machine, tumble dryer and Belfast double sink.

Located on the lower ground floor, the movie-themed Cinema Room has a wall mounted 75 inch 4k Smart television linked to a 7.1 Origin acoustics surround sound system and a Bluetooth DVD player. There is a wall to wall sofa and bean bags. Please note that the stairs down are quite steep and taller guests will need to mind their heads under the low central oak beam in this room.

First Floor Bedrooms Four of The Farmhouse’s seven bedrooms are on the first floor. All seven bedrooms have goose feather and down bedding, and the bathrooms have luxury towelling and White Company toiletries. Bedroom one (Purnell) Dual aspect, overlooking parkland and the garden/The Greenhouse, with a 6' super-king size bed and Hypnos cashmere mattress and wall mounted Smart television. En-suite bathroom, with underfloor heating, a free-standing slipper bath, a separate large overhead rainfall shower with hand-held shower head, twin wash basins, WC and heated towel rail. Bedroom two (The Laies) Dual aspect, overlooking The Vinehouse and the south entrance, with a 6' super-king size bed and Hypnos cashmere mattress, original feature fireplace (not in use) and wall mounted Smart television. En-suite bathroom with underfloor heating, a free-standing bath and feature waterfall taps, ceiling-mounted rainfall shower above the bath, large wash basin, WC and heated towel rail. Bedroom three (Swiften) Dual aspect, overlooking the gardens, with a 6' super-king size bed and Hypnos cashmere mattress and wall mounted Smart television. Bedroom four (Carr) Overlooking the parkland, with a velvet-surround 4'6 double bed, Hypnos cashmere mattress and wall mounted Smart television. Second Floor Bedrooms Two separate staircases lead up from the first floor to the remaining three bedrooms and two bath/shower rooms on the second floor. Bedroom five (Martins) Dual aspect, with a 6' super-king size bed and Hypnos cashmere mattress, and wall mounted Smart television. Adjoining bathroom, with underfloor heating, bath and overhead rainfall shower with hand-held shower head, twin wash basins, WC and heated towel rail. (Low head room over bath.) Bedroom six (Conyers) Dual aspect with a 6' super-king size bed and Hypnos cashmere mattress and Smart television. The 6’ double bed can be split into two 3’ single beds. (The corridor leading to bedroom six has low headroom.) Adjoining wet room, with underfloor heating, a walk-in shower with rainfall and hand-held shower heads, twin wash basins, WC and heated towel rail. Bedroom seven (Rushie) With twin 3' single beds and Hypnos cashmere mattresses, and a wall mounted Smart television. The two single beds can be configured as a 6’ super-king size double. This bedroom has access to each of bathroom five and bathroom six, and use of the corridor wardrobes outside bathroom five.

The Greenhouse, aptly named as it was built on the site of the original Victorian greenhouse, has been cleverly designed with a feature wall of greenery and mirrors, creating an orangery feel. The Greenhouse has underfloor heating, comfortable seating, a 50 inch Smart television, small drinks fridge, patio doors and bi-folding doors opening onto the garden and paved south-facing patio. The Greenhouse also benefits from a beautiful curved walk-in shower with rainfall and hand-held shower heads, twin marble wash basins, WC and a heated towel rail.

The Vinehouse A large south-facing sandstone paved area with oak pergola, outside oak dining table and seating for all guests, plus relaxed rattan seating, sun loungers and lovely views over the garden. The Retreat The outdoors can be enjoyed in all weathers in The Retreat, a timber framed, undercover seating area complete with an open fire, and comfortable rattan armchairs and side tables. It also acts as a link from the main house to The Greenhouse.

An activities room with table football table, 50 inch Smart television, gym equipment including an exercise bike, rowing machine, small weights set, medicine balls, exercise mats and a small drinks fridge. Bean bags and low, modular soft seating.

Completed in autumn 2025, the Pool and Pool Pavilion is available to guests staying at the Farmhouse on an exclusive basis. The Pool Pavilion is available all year round, whilst the outdoor pool is open (and heated) from Mid-April to end of October. Features: A large indoor jacuzzi, heated to 35C, and which can accommodate up to 14 guests (1.4m x 1.4m spa pool). A sauna which includes a traditional Finnish Harvia heater, a Harvia heater with steamer, and two Harvia infra-red panels, and which can accommodate up to 14 guests. A large gym, which includes a Techno-Gym elliptical cross-trainer, a JTX Sprint and Treadmill machine, a Concept 2 RowERG rowing machine, a Wattbike Proton exercise bike, an XS Sports Cable Pulley, a Mirafit Weights Bench, plus Mirafit Medicine Balls and Mirafit Weights. The Gym has a 50 inch smart TV. A spacious snug, with seating. a 50 inch Smart TV and a Sonos sound system, together with a kitchenette including fridge, freezer, wine fridge, dishwasher, ice-maker, microwave, De Longhi coffee machine, kettle and toaster. Shower/changing room and WC. Underfloor heating. Starlink WiFi throughout. You will have exclusive use of the facility (the owners may occasionally wish to make brief use of the facility, but this would only be by prior agreement with you, at a time convenient to you.) The Pool Pavilion is adjacent to The Farmhouse (50/100m walk, on the way to the play area/tree house and the tennis court).
