Tennis
All weather tennis court, in a secluded and picturesque position, just a two minute stroll from The Farmhouse. The playing surface has been fully rejuvenated in 2023, and is swept and brushed regularly. Great for competitive singles games or relaxed doubles matches. Adult and children’s racquets, and balls, are provided
Squash
Full size squash court with maple flooring, viewing gallery, full lighting, and biomass heating in winter. The court is located in the Victorian stable yard, just a minute or so away from The Farmhouse
The court can also be used for racket ball and badminton (portable indoor/outdoor badminton net available)

Lake
Four acre lake with small island, partially surrounded by woodland. Stroll around it on the grass walkway which encircles it. View the swans, wild geese and ducks, herons and egrets (depending on the season, and how quiet you are). Or venture out on the small rowing boat from the jetty. Or visit the large pond in front of the Farmhouse, which has a small jetty and rowing dinghy
Equestrian
Stabling for guests' own horses, and all-weather menage, available by prior arrangement. There are a number of bridlepaths and green lanes nearby. There are also several local riding schools/stables
Walks and runs
We very much encourage you to enjoy the local footpaths and walks around the estate. There are several well sign posted footpaths through the estate as well as on
adjoining farms. We would highly recommend looking where these footpaths are on an ordinance survey map
The Estate also hosts the St Edmund Pacers leg of the annual Suffolk Winter League cross country event, please feel free to try out the 5km course (route map availalable)
Bird watching
Nearly a 100 species of birds have been recorded on the Estate. A hugely diverse and bird-friendly habitat is provided by the lake, ponds and streams; the woodlands and hedges; the ancient parkland; the managed over-wintered stubbles and the 20 acres of arable land devoted to wild bird seed and nectar plots A list is available on request of the birds recorded by an eminent ornithologist who lives in the village
Play area
For young children, a treehouse/playhouse, plus a small climbing frame, slide and swing. Play kitchen and other toys, plus a small sand pit
Other games
Gym equipment, table football table, boules court, outside table tennis table, croquet, children’s small football net, portable outdoor badminton net (can also be used in the squash court)
